Subject: A few pointers please
Hi guys
I am new to this but I have read the Group FAQs and checked out docs
in the Help Center.
My company web address is http://www.garylucyrealestate.com I am keen
to improve google positioning (as im sure everyone is) would you take
a look and let me know what you think ?
Am i on the right track ?
I am using pay per click but is becoming expensive, is there other
ways of improving ?

Sure - a couple pointers...

Some of your pages are broken in firefox.. try looking at this page in
firefox for example.

The stock standard advice when looking at your site would be for me to
say - 'wow, that's pretty low on textual content' and remind you that
Google can't read pictures - but that would be a naive thing for me to
say because it's a real estate site and people love looking at
pictures.

You could try running a blog in parallel with the site talking about
all the great properties you have and updating it regularly.. that
might drive some traffic. Whether you'll monetize that traffic is
another matter.

I think you'll find that in your business, the majority of conversions
will come from organic and word of mouth traffic rather than SE
traffic. SO... the old story - concentrate on the basics - good
traditional media advertising, buzz generation - the same kind of
tactics that you would use as a traditional estate agent. Advertising
- works wonders... and, advertising tends to create targeted buzz
which in turn creates links which in turn creates better serps which
in turn creates better traffic, in my experience.

If pay per click / adwords is not working well for you, I'd recommend
contacting the adwords folks - I went along to a great, free Google
run workshop locally abt 6 months ago - they had some folks from
adwords there who spoke about some fantastic ways of targeting your
ads better to help reduce cost per sale.

First off - you have less than a month to run on your domain
registration.  So - heads up, it needs extending.  I recommend you
extend it for two years - there are some indications that search
engines look at this because spam domains are only registered for one
year.  WHatever, it's no great expense.

The <head> is comprehensively broken - HTML tags in an XHTML
document.  See:

Sort those errors out - they probably don't affect crawling but they
can block other tools from finding things.

Get ready for a fight.  Real estate is one of the hardest-fought
sectors and you'll be up against real professionals using every trick
- in the book or not.

You might also want to look into website optimization. There are tools
that can help you increase your conversion rate (the amount of
visitors to your website who actually turn into customers), which
means that instead of paying for ads that drive people to your
website, and then 95% of them leave immediately, you can get data that
tells you which site content is more likely to make them buy stuff (or
call you for a consultation, or whatever you want them to do on your
site). So you can get more actual customers, without paying more for
ads.

And improving your website for users is also good for word-of-mouth
marketing and return visitors, which can result in increased links and
referrals, which can improve your organic rankings in the end.  :-)
As Phil says, real estate is a highly competitive market, so anything
you can do to differentiate yourself--such as improving your site's
user experience--will help.
