Buyers are encountering a lot of problems with sellers getting the price
right. Some sellers are overfinanced and need to keep the price up in order
to cash out the mortgage. Other sellers simply don't know what the market
value of their house is and have it priced wrong. Even though it's a
"Buyer's Market", buyers are having a tough time getting the price to the
level where the bank will loan on it.

Sellers need to do A LOT of marketing in order to get their properties
noticed in a sea of foreclosed properties and normal 'for sale' properties.
You need to be out there with the advertising. There's a lot of cheap but
effective ways to advertise.
