I think I can help answer what was pre-theater: At least as late as 1925 the Metropolitan Coal Company was located on the site- as you probably know our Historical Society has a whole series of Brighton and Allston real estate maps at our website, and if you look at the most recent one we have, from 1925, it shows the coal company. Re: Cleveland Circle theater

The Egyptian was where the Brighton Elks is located. That is not near
Allston. The Circle was famous for its sliding seats. One of the last
ushers was John "Zeke" Cummings. A fellow by the name of Archie ran
the projection room. The balcony was only open for sellouts. You would
snaek up there wiyh your date to "cuddle".
