Is there real evidence that Allston-Brighton is poorer then 10 yrs
ago or just transformed? In respect to these statements regarding
poverty has anyone actually seen statistics evidencing this or are
these assumptions because families have moved out.
For example:
- House prices, including Boston RE have significantly appreciated in
past 10 yrs, independent of who owns the property. One of the
reasons for more landlord occupied property is just this as
homeowners who want better school systems have probably cashed out
and migrated to the suburbs. This is a force that neither the
AllstonBrighton community nor BC can effect with any meaning.
- Roads in places such as Brighton center and Oak Square are in much
better condition and there has been increase in retail RE space,
presumably in response to the neighborhoods in these locations.
These stores don't seem to be catering to the poor. Houses along the
MBTA 57 route no longer shake either as the tracks have been removed
and traffic flows much smoother.
- There have been some significant corporate and non-profit entities
that have moved into or increased their presence in the AB community
such as NewBalance's HQ and the new WGBH station.
Finally, the group could potentially benefit from observing/speaking
with the East Cambridge Planning Committee that has had to deal with
both rapid growth in Kendall Square from biotech development and
MIT's own expansion over the past 10 yrs.
