The company has been promoting that it has handed over the Phase 1 possession. Can someone from Phase 1 please let the group members if they have got the letter. And what is the procedure of taking physical possession?

As per the last communication on the Lunch day of project approx,  2 weeks back they told that they would be starting with possession  of tower 1 immediadly and then followed by 2 , 3 , 4 and 5 ... For tower 5 the tentative time would be March end or April.

it is totally incorrect information that three c handed over phase  possession , i am in tower  , on Inquiry from three c they said that they are upgrading  there system with SAP and this is the  reason for delay in offering / sending possession letter . i do not understand this logic let us hope that they will be able to give the possession at worst  by march 2012 so that at least we can claim tax benefit.

but this totally misleading on the part of 3c and this is not a professional way to work at least they should give and should share correct information about progress and status of possession  with flat buyers . has some one any other facts to share about progress and status of phase 1 tower 1 & 2 pls share.

HAve you seen the flat by yourself.. or did you get the possession? Based on the last visit, by the members of this group, The construction quality was Good.. and little here and there issues, but no major concern was raised over the quality.. but all of a sudden, you seems to show us a entirely different angle.. Please confirm the facts, and update us all about how you have come to a conclusion that it is below average construction...

I have seen that flat myself .I wanted to book one more apt after I receive the mail from 3c that some flats are available in phase 1 and 2. I saw two units in phase 1 and the visit was arranged by Shashank from 3C .

 

What I noticed that even the simple things like laying of floor tiles was not perfect as the floor was not smooth in both the flats which was shown to me.I escalated this to Ankit who was showing the flat and he admitted my finding and assured me that they are making the snag list to rectify that problems which are pointed out to them .Hope that they will resolve all these snags in phase 2 .

 

I would suggest that everyone should visit and see the phase 1 construction and make your own opinion about the construction and finish.

 

As per me the finish is not up to the mark and definitely below average and they should take care of all these things in future if 3C wants to command premium on their flats.

That is surely a matter of concern. I visited the site few days back for this purpose but was not allowed to go inside the gate. May be we should approach 3C collectively to pay a visit to the completed flats.

What I suggest, is let everyone decide a day and time to meet at site with a prior intimation to 3C. This will leave an impact on the builder that somebody is monitoring the performance and quality of construction. We shud give them the feedback so that they also get some time to improve and later on may not say that nobody has mentioned about the same.

It is very important that we must meet atleast once on the site AND THIS IS THE RIGHT TIME. Pl share your thoughts and whoever is interested can call me. I will organise a group visit.

It is not true, even now also possession letter has not sent to tower 1.

Guys!! I'm currently in Mumbai. So, really sorry tht I will not be able to accompany you in your much appreciated efforts.. However, ready to share and sign anywhere. Count my name for all representations and deliberations to be done with 3C. This builder is quite hyped and its the performance time and we should use media if we surely have a problem.. I feel we should make a proper forumn of those members who are active with flat no and other details and write to 3C so that the active members get a better deal.

I think its time that we should step up the pressure on the 3c group. They are claiming premium in Market out of our hard earned money and its time to make sure that they live upto it.

We were the first ones to put our necks out for 3C and invest in Lotus Boluevard - 3C's first residential property and this is the time to make sure that we have best in terms of what was promised if not better.

 

Lets work out one of the upcoming weekends for the visit after prior dsicussion with 3Cs

Vinay Gupta's suggestion is excellent.

I would like to be part of this visit or meeting at the site.

I think feedback at this stage is important, particularly because projects are often executed through subcontracting of services, and while quality checks need to occur periodically across agencies, we [customers] still have absolutely no idea whether the QC mechanism is as rigorous as it should ideally be.

I had a talk with Vinay this afternoon, and both of us think it would be a good idea to meet on a scheduled date, perhaps the coming Sunday Feb 19, or the following Sunday Feb 26, or the Saturdays before those dates[because 3C office is closed on Sundays].

We need to have a consensus on a date when we can all meet.

Given the short time available, it would be nice if folks can specify whether these dates would be convenient.

I called 3C today after seeing their add in TOI today. They told me current rate is 5800 and I can go visit the 1st phase flats any time during the weekday. I will have to inform them in advance.

Apologies for not responding some of our colleagues emails. Actually, I am on constant travel since last one week or so and could not find time to updae you on the status.
